A home inspection is one of the most important steps in buying a home in Arizona. According to National Association of Realtors & American Society of Home Inspectors Home Inspection Study over 77% of buyers got a home inspection, and 97% of those that did thought it was good value for the price they paid.

Step 1: Hire a Home Inspector

Step 2: Scheduling Inspection

After you have chosen a home inspector, your agent will schedule your inspection day. The agent will work with you and the inspector to find a good time to inspect the property. The agent will also let the seller know when you plan on making your inspections and confirm the time.

Step 3: Inspection Day

Typically on inspection day the inspector will arrive before you at the property. The inspector will take around an 1 to 3 hours going through all the nooks and crannies of the house. After they are done they will meet with you at the property for the wrap-up.

Step 4: The Wrap-Up

This is the part where you get to ask any and all questions you want about the inspection. Of course you can always call the inspector after, but this is the only chance you will have at the property. So remember to always ask questions about anything that concerns you! If you think the roof has a hole in it, the kitchen sink was leaky, the floor sounds weird, whatever, just make sure to ask while he can take a look. It will save you time and money.

Step 5: More Inspections

A home inspector will look at the entire home and generally can tell if something is not working or is broken. However, when it comes down to what is broken you might need a specialist. A great example of this is if the air conditioning is not pumping out air that is cool enough. The home inspector is able to assess that there the air is not cold enough, but they can’t tell you exactly what is wrong. That is when you hire an air conditioning specialist to come and take a deeper look into the issue.

Step 6: Request Repairs

In Arizona after you have completed all of your inspections you will have the opportunity to request repairs. You and your agent will discuss what you want to be fixed, repaired, or replaced. Then, using the Arizona Association of Realtors Buyer’s Inspection Notice and Seller’s Response (BINSR) form your agent will write your request and deliver it to the seller’s agent letting them know what you are asking to be repaired.
